The landlord/tenant (also known as lessor/lessee) relationship forms where an agreement is made between the landlord/lessor, the owner and/or manager of real estate, with the tenant/lessee, for the tenant’s possession and use of the real property. Landlord/tenant relationships can involve residential or commercial property, and there are laws specific to that specific type of relationship.
Many persons intentionally become landlords, usually in order to make a profit. That intentional activity can range from a professional, full-time vocation with many properties and administrative staff to a part-time or hobby activity with only a few assets. Other persons ‘accidentally’ become landlords, such as when someone inherits a pre-rented property. Regardless of the reason for origin, however, a landlord who is not experienced with the landlord/tenant laws of the state or other governmental jurisdiction(s) where the landlord’s property is located, can incur adverse serious implications to their investment.
